# AI for Real Estate 2.0

## WSGVR class guide

**Presenter:** Derek Talbird

**Date:** Wednesday, August 19, 2026

**Time:** 11:00 AM - 12:00 PM PDT
**Location:** West San Gabriel Valley REALTORS, 1039 E. Valley Blvd. #205B, San Gabriel, CA 91776

This returning-session workshop moves beyond one-off prompts. You will use stronger business context and repeatable AI workflows for real estate marketing, client communication, and daily operations.

## Before class

- Bring a laptop and sign in to the AI assistant you plan to use.
- Download the AI Employee Handbook templates from the `/learn` page.
- Choose one real task you would like to improve.
- Remove private client information before putting examples into an AI tool.

## One-hour roadmap

1. **Reconnect:** What changed since the first class and where AI fits today.
2. **Upgrade the context:** Turn the AI Employee Handbook into reusable working instructions.
3. **Build real estate workflows:** Apply the same process to marketing, follow-up, seller communication, and market explanations.
4. **Improve the output:** Ask the model to identify missing facts, revise against a checklist, and show what still needs human judgment.
5. **Choose one next action:** Leave with a workflow you can use this week.

## The five-part prompt pattern

Use this structure when you need a reliable first draft:

1. **Role:** Who should the AI act as?
2. **Task:** What exactly should it produce?
3. **Context:** Which source facts and handbook files should it use?
4. **Constraints:** What must it avoid, verify, or keep private?
5. **Format:** How should the answer be organized?

## Ready-to-use real estate prompts

### 1. Fact-safe listing description

```text
Act as my real estate marketing assistant. Using only the verified property facts below, draft a clear listing description for [TARGET AUDIENCE]. Do not invent features, upgrades, neighborhood claims, school claims, or measurements. Avoid language that could create a fair housing concern. After the draft, list any missing facts I should confirm.
[PASTE VERIFIED PROPERTY FACTS]
```

### 2. Personalized lead follow-up

```text
Using the non-sensitive notes below, write a warm follow-up message to a real estate lead. Match the voice in my brandguidelines.md, reference the lead's stated priorities, and end with one easy next step. Keep it under 140 words. Do not add facts, urgency, or promises that are not in the notes.
[PASTE NON-SENSITIVE NOTES]
```

### 3. Seller update

```text
Turn the verified activity notes below into a seller update with these headings: Activity, Feedback Themes, What the Data Suggests, and Recommended Next Steps. Separate facts from interpretation, avoid guarantees, and identify any missing information I should confirm before sending.
[PASTE VERIFIED ACTIVITY NOTES]
```

### 4. Market data explainer

```text
Explain the market data below to a client in plain language. State the reporting period and geography, distinguish the data from your interpretation, avoid predicting future prices, and end with three questions the client may want to discuss with their agent.
[PASTE SOURCE AND MARKET DATA]
```

### 5. Open house follow-up plan

```text
Create a three-message follow-up sequence for open house visitors. Use only the event details and approved property facts below. Include one same-day message, one next-day message, and one value-focused follow-up. Keep each message concise, helpful, and pressure-free. Do not infer protected characteristics, financial readiness, or motivation.
[PASTE EVENT DETAILS AND VERIFIED PROPERTY FACTS]
```

## Responsible-use checklist

Before sending or publishing AI-assisted work:

- Verify property facts, numbers, dates, names, and links.
- Check the result for fair housing concerns and discriminatory language.
- Do not paste confidential client, financial, access, or transaction data into an unapproved tool.
- Treat market analysis and pricing language as a draft for professional review, not a guarantee.
- Keep a human responsible for the final decision and communication.

## After class

Pick one workflow and use it three times this week. Save the prompt that worked, record what you changed, and add the successful version to your `rules.md` or `companyknowledge.md` file so the next result starts stronger.
